A new lawsuit drives both of these points home. His former landlord claims K-Fed trashed his L.A. mansion, then screwed him out of rent money.

Joseph Malek claims Britney Spears' ex moved in to his mansion in Tarzana, Calif., in 2008, wrecked the place and peaced out without paying a dime.

Malek claims he turned the place into a cigarette-riddled, spit-stained dump, replete with broken smoke detectors and bottles littered all over the yard.

He previously claimed K-Fed caused more than $110,000 in damage to the place by merely existing there, and wants a judge to force him to pay.
